Due diligence isn't paperwork — it's the difference between an asset and a lawsuit. Before we buy any land, our team works through five stages of checks with a local notary and a permit consultant. This guide hands you that process so you can verify a property properly, whoever you buy from.

Five Stages, Run in Order

1. Title and ownership
Confirm the certificate type (Hak Milik, Hak Guna Bangunan or leasehold), match it to the seller, and check the land book at the local land office for liens or disputes.
2. Zoning and land use
Verify the plot sits in a zone that permits residential or tourism building. A green-zone or subak plot can't be developed, full stop.
3. Permits and construction legality
For existing builds, confirm a valid PBG/IMB permit and that the structure matches the approved drawings. For land, confirm a permit is obtainable.
4. Lease or holding structure
Read the lease term, the extension clause and the price of extension. For a PT PMA purchase, confirm the company structure is clean and compliant.
5. Contract and payment terms
Have a notary review every clause, tie payments to verified milestones, and confirm what happens to your money if the deal fails.
