We build with our own crew, on a fixed-price contract, and document every week with photos and budget tracking. You are never guessing where your money is.
The Process
Land to Keys, Step by Step
Each stage has a clear owner on our team and a clear deliverable you can check. Nothing moves to the next stage until the last one is signed off.
Brief & Feasibility
We sit down with your goal — a home, a rental, or both — your budget and your plot. We check zoning, buildability and rental potential, then confirm the project is realistic before anyone spends money.
Design & Visualisation
Our architects draw the villa around occupancy and your brief, then produce photorealistic 3D renders. You approve the layout, materials and look before a single drawing goes to the permit office.
Estimate & Contract
We return an itemised cost estimate — every line visible — and a fixed timeline. Once signed, it becomes a fixed-price contract. The price you agree is the price you pay.
Permits & Approvals
We handle the PBG building permit and the SLF certificate of fitness, plus the legal structure — leasehold, HGB or PT PMA — and notarial contracts. Indonesian bureaucracy, run by people who work in it daily.
Construction
Our own crew of 100+ workers and 10+ foremen builds the villa — foundation, structure, roof, finishes and landscaping. Construction follows the approved drawings and the contracted budget, with no subcontractor chain.
Supervision & Reporting
Throughout the build you receive weekly photo updates, progress reports and budget tracking. Staged quality inspections sign off each phase. You see the project as clearly as if you were on site.
Handover & Management
A final inspection, the snag list closed, and the keys are yours. From there we can furnish the villa and run rental management — so an investment villa starts earning without you lifting a finger.
Quality Control
What Construction Supervision Means
Supervision is the difference between a build you hope is going well and a build you can prove is going well. Here is what we check, document and sign off.
Staged Inspections
Foundation, structure, waterproofing, electrical and finishing are each inspected and signed off before the next phase begins. Defects are caught while they are still cheap to fix.
Weekly Photo Reports
Every week you get dated site photos and a written progress report. Whether you are in Jakarta or another continent, you see exactly what changed on site.
Budget Tracking
Spend is tracked against the contracted estimate, line by line. You always know how much has been used, what remains, and that there are no hidden overruns.
Schedule Monitoring
Progress is measured against the contracted timeline. If a stage is at risk of slipping, you hear it from us early — not as a surprise on handover day.
Handover Snag List
Before keys change hands we walk the villa and log every snag. Nothing is signed off as complete until that list is closed to your satisfaction.
Post-Handover Support
We don't disappear at handover. Warranty support, maintenance and optional rental management mean the team that built your villa is still the team you call.
